20.3 acre parcel located in Sprague River, Oregon. There is some high tableland (almost a small mesa) at the north side of town. The property is on the north side of the mesa, and has a slight north facing slope, but nothing that would preclude building or normal use. The property is staked and the corners are marked with steel pins.

UTILITIES: It's an off grid parcel. The closest power is at the residence on the adjoining lot to the south. That house is 450' from the south property line of our lot. It would be about a 3 or 4 pole run from there to the property line.

There is no surface water on the property. A well would be needed for water. Wells are about 280-340' deep in the area. First water is about 250-280' with 7 to 15 gallons a minute. You could also set up an approved treated water tank storage system, too, and have it hauled. Sewer would be by septic system.

ZONING: The parcel is zoned Non-Resource, and the following are permitted: Single-family dwelling, Manufactured Dwelling, Animal raising, large animals, Animal raising, small animals, All permitted uses in Exclusive Farm Use, Forestry, and Forestry/Range zones, and one additional dwelling for family members if the lot or parcel size is equal to or greater than 20 acres.

TAXES: Property taxes are about $147 per year.
