In Ashland County just 10 minutes from Copper Falls State Park on the Bad River I have 40 acres I'm selling. This is the same river that runs through Copper Falls and this property is upstream from there. From this property there are no homes or buildings over 1 mile upstream and over 10 miles downstream so this is an ultra-secluded wilderness.

There is power on the property currently buried in the main road to the property.
I currently have this property used as a Hipcamp campground renting out 4 campsites. At the main campsite this would be the ideal home building site and there are other locations on the water that would serve as awesome building sites.

There are very mature old-growth White Pines on the property as they were missed from the logging era for some reason. One of the pines has a 13 foot circumference as measured with a tape measure. There are others over 10 feet in circumference.
The Bad River flows through the middle of the property for over 1,800 feet so there is lots of beautiful shoreline.

Upstream from this property in the drainage are no farm fields or towns so there are little to no pesticides, herbicides, or other pollutants in these waters like 99% of Wisconsin waterways will have. Because of this, the strong frog, turtle, aquatic insect, and other amphibian population is evident.

There's a family of Otters that swim by each day along with a few Beavers and Mink you'll see in the river. There are native Brook Trout in the deeper pools along with Rock Bass and shiners in the shallows. I've also seen deer, wolves, bear, coyotes, Bobcats, Fishers, Pine Marten, Red Fox, Grey Fox, Raccoons, Weasels, and Ruffed Grouse on the proerty.
There are no poisonous snakes or spiders here. The Black Flies/knats come out in may for a couple of weeks, the mosquitos start in late May and are done by early August, and then the deer flies come out in August.

There is an abandoned railroad track through the property that goes into the National Forest along the Bad River for about 8 miles eventually leading to the town of Mellen and along the tracks and river is one of the most beautiful wilderness areas in Wisconsin with numerous waterfalls to see.

This is a very unique and rare property if you would want seclusion and pristine undisturbed waterfront property. This is 30 minutes from Ashland and Lake Superior and within the borders of the Chequamegon National Forest.

Taxes are about $1K/year. The pictures are from my Hipcamp campsite pictures campers have shared.

Price is $300K. I have another 7 acres downstream 1/4 mile I would include that has another 1200' feet of shoreline for a total of over 3,000 feet of shoreline.

I retired from the Air Force after serving 30+ years (some time in Idaho) and now want to spend more time in Idaho and buy some property near where I have gold claims and that's why I’m selling.
