Offering as four parcels consisting of:
• Parcel #1 - 93.7 Measured Acres Cropland in W1/2 NW1/4 15-98-68 with 2 shelter belts totaling 4.96 acres, water adjacent to the parcel, and road access on the west. NHEL (Non-Highly Erodible Land), good productive soils.
• Parcel #2 - Pasture consisting of rolling 327.761 Measured acres. Good hard grasses with cross fences, 3 water tanks, 2 dams and 3-way accessibility.
• Parcel #3 - a Farm/Building site consisting of 6.027 measured acres. There is rural water service available and power within 1/2 mile. High speed internet service and Wi-Fi is easily available at buyer’s expense.
• Parcel #4 - Total of Parcel #1, #2 and #3 = 427.488 acres. May be purchased as one contiguous unit in Sections 10 and 15-98-68, Signal Township, Charles Mix County, South Dakota.
• Parcels #1, #2 and #3 have been surveyed to the fence lines. The platted acreage will be determined prior to the sale. If bought as a unit separate platting is not needed.
Terms and Conditions
This property will be sold by online auction only conducted by Travis Auction Service and assisted by McPherson Auction.
The property will be offered as three separate parcels, or the total of all three parcels based on highest bid. Please note that there will be an Eight Percent (8%) buyer’s premium, times the taxable acres for the pastureland, farmland and acreage. Successful bidders must complete a buyer’s auction contract and provide earnest money down payment by non-refundable certified funds to the closing company trust account which is applied to purchase at closing.
Non-Refundable Earnest Money per Parcel is as follows:
Parcel #1 Cropland - $10,000
Parcel #2 Pasture - $10,000
Parcel #3 Building Site - $2,500
Parcel #4 - The total of Parcel #1, #2 and #3 - $25,000
Water is currently provided by Randall Community Water District. There are two water meters that will require a disconnect by Travis Enterprises and transferred to the new owner. One meter on the east side of the pasture, Parcel #2, serves the two tanks in Section-15 and one in Section-10. There is a portion of this line that requires a blow out each fall due to the depth of the line. This service will be done by Travis Enterprises in 2024. The other meter is on the Parcel #3 acreage. That meter will need to be disconnected and transferred. There is also a water line presently on cropland Parcel #1 from a Travis Enterprises meter in Section 16-98-68 that will be disconnected at the expense of Travis Enterprises. If water is desired to Parcel #1, a new meter service will be required from Randall Water District at the Buyer’s expense. The service line does run along the west side of Parcel #1.
This is a cash only sale, not subject to financing. Any and all interested buyers must secure their financial assistance arrangements prior to the sale. Auctioneers reserve the right to request proof of funding by bank letter of credit and reserve the right to refuse registration to anyone with non-compliance. Sellers will be responsible for all 2024 property taxes ($4,140.16) due in 2025 and transfer of ownership will be by Warranty Deed and Owners Title policy, cost of which to be split: 50% seller, 50% buyer.
Closing date will be on or before December 31, 2024, with possession date on January 1, 2025. Any and all current leases will expire on December 31, 2024. Buyer(s) must transfer Utilities (Water/Electric) into their name effective January 1, 2025.
All bidding will take place online at www.mcphersonauction.com. If you have already registered with McPherson Auction, you may bid online using your existing bidder number. New prospective bidders must register to bid at www.mcphersonauction.com (click on “Auction registration”.) Bidding will be open on the day of the Auction (Tuesday, October 29, 2024. Bidding will close out at 6:00 p.m. CDT/5:00 p.m. MDT on date of sale. The highest bidder(s) will be notified at the close of the auction and will be required to complete a Purchase Agreement and provide Earnest Money as noted above.
